Dubai’s $10M+ Property Market Surges as Global UHNWIs Drive Luxury Demand

Dubai’s ultra-luxury property market continues to attract some of the world’s wealthiest buyers, with demand for homes priced above $10 million reaching new highs in 2026.

According to Knight Frank, Dubai recorded a record 296 residential sales above $10 million during the first half of 2026. These transactions generated approximately $5.1 billion in sales value, marking a 14% increase compared with the same period in 2025. The number of deals also rose 16% year-on-year and stood 49% higher than in the first half of 2024.

The strongest activity came from the super-prime segment. Dubai recorded 165 sales above $10 million in the first quarter, followed by another 131 in the second quarter. The market also saw 26 transactions valued at more than $25 million, highlighting the growing appetite for some of the city's most exclusive homes.

Global high-net-worth and ultra-high-net-worth individuals are helping fuel this demand. Dubai's combination of international connectivity, high-quality infrastructure, a pro-business environment and a luxury lifestyle continues to strengthen its appeal as a destination for global wealth.

Among the top-performing luxury communities, Dubai Hills Estate led the market with 51 homes selling for more than $10 million during H1 2026. Palm Jumeirah followed closely with 50 transactions, while Palm Jebel Ali recorded 40 luxury sales, demonstrating continued buyer interest in both established and emerging premium destinations.

The momentum builds on an already record-breaking 2025, when Dubai recorded 500 residential transactions above $10 million worth a combined $9.05 billion. The rapid expansion of this segment reflects Dubai's growing status as one of the world's leading markets for ultra-prime real estate.

While broader market conditions may vary across different areas and price segments, the performance of Dubai's most expensive homes shows that global demand for premium real estate remains strong. As more wealthy entrepreneurs, investors and international buyers look for exclusive residences, privacy and lifestyle-focused communities, Dubai's $10 million-plus property market appears set to remain a major force in the global luxury real estate landscape.
